When replacement makes sense
| Usually repair | Consider replacing |
|---|---|
| Furnace is under about 10 years old | Furnace is near or past 15 to 20 years |
| One small part failed (igniter, sensor, switch) | A major part failed (heat exchanger, or a control board on an old unit) |
| First repair in years | Several repairs in the last few years |
| Comfort and bills are normal | Uneven heat, rising gas bills, noisy operation |
Sizing matters
A furnace that's too big turns on and off often and wears out sooner. One that's too small runs constantly on cold days. A new furnace should be sized to your home, not just to the label on the old unit.
In Canada, the standard method for working out how much heat a house needs is a room-by-room heat-loss calculation (CSA F280). It accounts for insulation, windows, air leakage and Barrie's design winter temperature. Ask how the size of any proposed furnace was chosen.
What a furnace replacement usually involves
- An in-home look at your current furnace, venting, ductwork and the size of your home
- A written quote that names the model, its efficiency and what's included
- Removal of the old furnace
- Installation, venting, condensate drain and gas connection
- Start-up, safety testing and a walkthrough of the new system and its filter
Questions to ask before you replace
- How was the size worked out, and is it based on a heat-loss calculation?
- Will the venting change? Moving from a chimney-vented furnace to high-efficiency can affect a gas water heater that shares the chimney.
- What warranty comes from the manufacturer, and does it require registration?
- Does my existing ductwork suit the new furnace's airflow?

Common questions
Should I repair or replace my furnace?
Repair usually makes sense when a single failed part is found on a younger furnace that is otherwise safe. Consider replacement when the heat exchanger is cracked, repairs repeat every year, or the furnace is old and inefficient. A technician should explain what they found before you choose. See installation and replacement.
How long does a furnace last in Ontario winters?
Many gas furnaces last roughly 15 to 20 years with regular filter changes and yearly service. Long Barrie heating seasons and cold snaps add run time. Age alone isn't a reason to replace, but if repairs start stacking up after about 15 years, compare repair against replacement before deciding.
Are there rebates for furnaces or heat pumps in Ontario?
Ontario's Home Renovation Savings program has offered incentives, mainly for eligible cold-climate heat pumps and other energy upgrades. Amounts and eligibility change often, so always check the official Home Renovation Savings website before you buy.
